The Space
The apartment sleeps up to 4 guests in two bedrooms, each with a king-size bed, and features one bathroom, a dining room and a small but functional kitchen equipped with a microwave (please note there is no conventional oven). High ceilings and large double-glazed windows provide light and insulation; all windows have shutters that fully black out the rooms for a restful night's sleep.
The apartment is climate-controlled: air conditioning in summer and heating from November 1 to April 15, in compliance with Florence municipal regulations (climate zone D).
It sits on the second floor of a 16th-century building with no elevator, in a quiet spot that lets you sleep soundly while staying in the very heart of the historic center. As in many Italian homes, electrical capacity is limited: running several appliances at once may trip the main switch, which will be pointed out to you on arrival.

Access
Check-in time: 3 PM – 7 PM
As there is no front desk, please confirm your arrival time at least 24 hours in advance. Late check-ins must also be arranged and approved at least 24 hours ahead.
Early and late check-ins incur an additional fee:
From 12 PM to 3 PM: €10 (€15 on weekends)
From 7 PM to 8 PM: €25
From 8 PM to 10 PM: €35
From 10 PM to midnight: €45
No check-ins after midnight, unless agreed upon in advance.

The Neighborhood
Via dei Saponai is a quiet street in the heart of Florence's historic center, just steps from the city's main landmarks. The neighborhood offers an authentic Florentine experience, with cobblestone streets, historic buildings, traditional cafes, artisan workshops and local markets. Within a few minutes on foot you reach the Basilica di Santa Croce, the Uffizi Gallery and Piazza della Signoria, making it an ideal base for exploring the city while staying away from the busiest tourist routes.

Florence's city center is a ZTL (limited traffic zone) and the apartment is located inside it. If you arrive by car, pay close attention to road signs and access cameras (red/green light) to avoid fines. The simplest way to enter by car is to contact a private garage in the center near the apartment and request a temporary access permit: the garage records your license plate and forwards it to the relevant police headquarters.
Important Notes – Please Read Carefully
The primary guest must be at least 21 years old and will be required to sign a short-term rental agreement upon check-in for insurance and legal purposes. All guests must provide a valid ID via a secure link prior to arrival. Mosquitoes can occasionally appear during the warmer months. We provide traps and repellent spray, but some presence is still possible. No smoking, pets, parties, or loud noises are allowed, especially after 11 PM. No external guests are permitted without prior written approval, in compliance with local police regulations. The final cleaning fee covers standard checkout cleaning. Guests are expected to leave the apartment reasonably tidy, with a clean kitchen and no leftover garbage. Additional charges may apply otherwise. Only toilet paper should be flushed; no sanitary products or foreign items. Damages due to misuse may result in additional charges. Lost keys or lockouts will incur a €100 replacement fee per key set. For stays of 30 days or more, utility bills are not included and will be charged separately based on actual consumption.
