Space
Retreat to a peaceful and inviting villa, ideal for relaxing and recharging with family or friends. This welcoming home is equipped with everything you need for a luxurious and carefree stay. The highlight is the beautiful private pool and surrounding deck—a perfect place to unwind, sip a cool drink, and enjoy meals prepared on the outdoor BBQ. Just 700 meters from the beach, the villa is also conveniently located near fascinating historical sites, scenic mountains, vibrant shopping areas, and nature reserves—offering plenty of opportunities for discovery and adventure.
Inside, you’ll find three double bedrooms, two with ensuite bathrooms, plus an additional bathroom located outside for convenience. The fully equipped kitchen provides everything needed for home cooking during your stay.
Surrounded by olive, orange, and tangerine trees, the villa offers a unique sense of peace and privacy. Despite its secluded feel, you're only a short drive from cultural landmarks, pristine beaches, natural parks, and shopping, making it an ideal mix of tranquility and activity.

Neighborhood
The villa is located in Ispica, close to the beautiful Vendicari Nature Reserve and beach. Nearby attractions include local wineries like Vini di Olindo Giuseppe and beach venues such as Cabana & Nabana.
The nearby St. Maria del Focallo beach is ranked 11th out of 30 in the Ragusa region and is just 3.5 km from the town center. With turquoise waters and soft, fine sand, it’s perfect for all kinds of travelers—from solo visitors to families. The beach is partially serviced by resorts (offering loungers, umbrellas, restaurants, and water sports), while large sections remain freely accessible. Lifeguards are present during the high season.
In addition to swimming and sunbathing, you can enjoy stand-up paddleboarding, kayaking, windsurfing, and kiteboarding.
Notes – Important Information
The lead guest must be over 21 years old and will be required to sign an occupation agreement upon arrival (for legal, fiscal, and insurance purposes).
All guests must provide valid identification through a secure link before arrival; otherwise, entry cannot be granted (per Italian Police regulations).
No smoking.
No pets allowed.
No parties or loud noise—please respect quiet hours, especially after 11 PM.
No unregistered guests allowed without prior approval.
The final cleaning fee covers general cleaning. Guests must leave the property tidy and the kitchen clean. Additional fees apply for excess mess.
Please use only toilet paper in the toilets. Flushing anything else can damage the septic system, and repair costs will be charged.
Lost keys or lockouts incur a €100 replacement fee.
Beds are arranged for 2 people per double bed unless otherwise agreed.
Early or late check-in must be requested and approved at least 24 hours in advance.
Pool Use – Waiver of Liability
There is no lifeguard on duty. Guests are responsible for their own safety and that of others using the pool.
Using the pool involves inherent risks such as:
Possible equipment malfunction
Trips or falls
Collisions between swimmers
Other unforeseen injuries
By using the pool, you acknowledge these risks and assume full responsibility.
